When to call
Mold is often easier to smell than to see, because most of it grows out of sight. Call for an inspection if you notice any of these, especially after any water damage.
If anyone in the home has allergies, asthma or a weakened immune system, do not wait. Disturbing mold yourself sends spores through the house, so the safest first step is an inspection.
What we do
We find the mold and, just as important, the moisture feeding it, including what is hidden behind walls and under floors.
We seal off the work area and run negative air so spores do not spread to the clean parts of your home.
Air scrubbers with HEPA filtration pull mold spores out of the air throughout the job.
Affected porous materials are removed and bagged and hard surfaces are cleaned, all under containment.
We treat the cleaned surfaces to kill the spores left behind and discourage regrowth.
We correct the moisture problem that caused the mold and verify the area is clean before we close it back up.
Know your mold
Most mold returns because it was scrubbed off the surface while the thing feeding it was left in place. Three things drive how we treat it.
Mold releases spores that ride your air and your HVAC, so a small patch in one room can seed others within days.
Most mold grows where you cannot see it, behind drywall, under flooring and inside wall cavities, fed by hidden moisture.
Mold cannot grow without moisture. Remove the mold without fixing the water and it comes right back.
This is the whole difference in our approach. We do not just remove what you can see. We find and fix the moisture source, because without that, you are paying to have the same problem again in a few months.
Common causes
How it works
We locate the mold and the moisture source, then seal the area and set up negative air before any removal.
Affected materials come out under containment while HEPA air scrubbers clean the air throughout.
We apply antimicrobial to the cleaned surfaces and correct the moisture problem that caused the mold.
We confirm the area is clean and dry, then rebuild what was removed to pre loss condition.
Insurance
Insurance often limits mold coverage, but when the mold grew out of a sudden covered water loss, documenting that connection is what gets the remediation paid. We record the moisture source, the affected area and the work to the IICRC S520 standard, and we bill your carrier directly.
Questions
It can be, especially for children, older adults and anyone with allergies or asthma. Mold spores can trigger respiratory and allergic reactions. The safe move is to contain and remove it rather than disturb it yourself, which sends spores through the house.
Mold coverage is often limited or capped, and it is usually paid only when the mold results from a sudden, covered water loss such as a burst pipe, rather than long term humidity or neglect. We document the link between the water event and the mold so the claim is supported, and we bill your carrier directly.
Bleach can take the color off the surface, but it does not fix the moisture feeding the mold and it does not remove the growth inside porous materials like drywall. That is why it keeps returning. Lasting removal means taking out the affected materials and correcting the source.
By treating the cause, not just the spot. We find and fix the moisture source, remove the materials the mold is in, dry the area to standard and address humidity. Mold cannot return without water.
We inspect thoroughly and can arrange independent third party testing and post remediation clearance when it is called for. Using an independent tester keeps the verification honest, which is what insurers and home buyers want to see.
